The Dezign Garage

We create spaces that trigger strong feelings for lasting encounters.

We offer full or partial styling options for residential properties. This means we can dress an entire space with both furniture and accessories, or add a few pieces as required. These are the key steps in our process:

 

Let’s meet at your place – our first meeting is about working with you to establish a signature style and floor plan that will shoot an arrow straight into the hearts of your target market.

 

We Propose Within 24 hours – After all, we are working with love at first sight.  Your proposal will be uniquely tailored to your project.

 

Save The Date –  After you have accepted our proposal we will be in touch to talk contracts, payments and timeframes.  As a guideline, six weeks is a standard contract duration –  one week for installations and photography, four weeks for sales campaigns and open house, and one week for pack down and contract exchange. Subject to your preparations and our availability, we can get started with as little as seven days’ notice.

 

 The Big Day– Once your checklist is complete (see next section), you can relax. We take care of all transport, handling and insurance for items that we bring to your space. Just to be clear, our insurance covers items that we provide. If we need to move any items that don’t belong to us, liability for any damage or breakages remains with you, the owner. Our handlers are professional, but Aunt Margaret’s Ming Vase could need your personal attention. It’s your call.

 

The Photo Album – We’ll let you know as soon as our installation and photography is complete, and furnish you with a Style Guide which contains photographs of each room.  This guide is your reference for use prior to each inspection – a simple way to ensure your space remains totally fresh and appealing.

 

Happily ever after – As soon as your property meets its new owner, we’ll be in touch to discuss the next step. THE DEZIGN MODE is in the unique position to offer all furniture and accessories used in styling for sale and your buyer will have the option to purchase any items they see displayed.  Something wonderful for investors and those of us too busy to browse. THE DEZIGN MODE might operate at lightning speed, but at the end of the day, we are totally fine with long term commitment.

Checkout our Proposal – read, amend where necessary and let us know that you are ready for your contract.

Complete The Contract – this is your formal acceptance to proceed. Your booking is complete when we have received a completed contract and full payment, or a scheduled payment agreement.

A Clean Finish – Get off to a great start by finishing all maintenance and any construction.  Then be sure to clean (professionally clean) your home. Don’t forget windows in particular – making the most of natural light makes a sparkling difference. A well maintained and spotlessly clean property is one that is “ready to roll” – whether the purchaser is wanting to move straight in, or lease out immediately.

Warm, Welcoming and Clear –  Part of the magic of styling is about creating a space where your buyer feels both inspired and instantly at home and at ease. Being ahead of trends and working with highest quality and unique accessories is part of this…but clean, clear and fresh energy is the essential factor. This is why we ask that you remove all personal items that have been used in daily life – kitchen utensils, pantry items, bedroom and bathroom linens, and sentimental items such as photographs. We all love to open cupboard doors and check out any other storage spaces, so remember to stash these items right off site!

Seriously Well Hung – When mirrors, textiles and original artworks are installed, they need to be safely and professionally hung. So yes, we will drill. Nails and hooks will remain at the property after completion of the contract…but odds are high your buyer may wish to purchase some of these perfect pieces. Win win.

Occupied Territory?  No worries. We are happy to accept credit card details as a bond to protect against any damages to THE DEZIGN MODE property caused by residents.  We also understand that some residents may be loveable and somewhat furry, in which case they must be kept well away from installed furniture and textiles.  Our couches may not be the only ones allergic to pets….

Total Security – THE DEZIGN MODE accepts full responsibility for keys entrusted to our care, and for confidentiality of security codes.  Providing us with keys and/or codes prior to install day means one less appointment in your schedule and lets us get straight down to work.

Hitches and Glitches – Best avoided by checking and rechecking this very same check list. Remember we are here to help with any sticking points – don’t sit on it – get in touch with us straight away! To avoid additional charges and cancellation fees, in the event of a totally unavoidable glitch, we ask for 72 hours’ minimum notice prior to your original installation date.

 

Removal and Storage – We’d love to help to arrange the removal and storage of your existing furniture during the sales campaign and we can offer 1-month free storage. Your items will be stored in an individual storage unit, you retain the only key, and the pod can be delivered back to your old address or new home. Many of our clients have removed and stored their entire home and had amazing results from this service. There will be an additional storage fee if you exceed the first month period.

Maintenance – Should you need any assistance to carry out any of our pre-install maintenance we are able to arrange for these tasks to be carried out – for example painting, cleaning, and gardening etc.

Pre-Open House Freshening – If the property is being occupied we can arrange to be on site one hour prior to the open house for re-styling i.e. making beds, clearing surfaces, plumping cushions, changing flowers, arranging tables etc. at a small additional charge.

We style for love at first sight, using unique pieces for unique spaces.

We will style your home with high end designer furniture, paintings by up and coming artists, unique textiles and accessories, real plants, scented candles and fresh flowers.

We use locally and internationally sourced timeless designer furniture and decor, ensuring a broad selection of high-end product.

We are a tailored styling and retail service that caters to both vendors and buyers, giving you the opportunity to purchase furniture and accessories in-situ at rates not readily available to the public.

We provide premium bathroom and kitchen props (for example hand soaps and lotions).

Our Free Styling Gift –  When the deals have closed and you are moving into your new home, we are delighted to offer, in gratitude for the opportunity to work with you, a two-hour styling consult, normally worth $600.
